How to rent a house in Spain
Nowadays, many people prefer to rent a house or a flat when they first move to Spain, simply because buying a property is such a big commitment. Rental costs in Spain are fairly low, and Spanish rental contracts usually give the tenant more rights and more stability than UK rental contracts.
There are now many sites on the internet offering properties to rent. However, as a solicitors company ( ABC Solicitors ) we recommend you to visit the house before you make any final agreements, otherwise you may find yourself responsible to pay rent even if you decide you don’t like the house and found another property elsewhere. Properties for rent can be founded in local newspapers and at local estate agents. If you speak or read a bit of Spanish you have more flexibility to choose the agent you wish to deal with, but if you cannot speak the language please don’t worry as we will be more than happy to assist you.
Once you found the properties that you wish to rent, and then you need to decide how long you want to rent it, because, there are two types of rentals:
Long Term Rental Contracts
This kind of contracts is always cheaper than short term contracts and they usually run for a year. After the first year, the tenant has the right to renew for 5 years more and the landlord is only allowed to increase the rent by the rate of inflation. You can only be evicted from the house or flat which you have rented if you do not pay the rent, or if the landlord’s finances become so bad that he has to move into the property. Normally if you leave the property during the first year contract you will have a fine to pay, unless you give one or two month’s notice, to your landlord.
As happens in the UK, you’ll be asked for a month’s rent as a deposit against damage (often two month’s rent for furnished properties) and if you rent through an agent then you’ll have to pay another month’s rent in agent fees.
Short Term Rental Contracts
This contracts are proposed for very short-term (i.e. holidays, etc) lets, but you can find for days, weeks or even for 1, 2, 3 or 11 months contracts. These properties will be more expensive than long-term rental properties, but may be more attractive to you if you don’t like the idea of being tied to a property for a year.
